We extensively test and research all services we review. Here's why you can trust us.

Service Range: We looked at the specific types of mapping each crew offers, from residential property lines to commercial development layouts. That range tells you whether a team can handle everything from a quick fence check to full site planning.

Pricing and Value: We weighed the affordability and transparency of the estimates local pros provide. We prioritized companies that deliver accurate results without surprising clients with hidden fees later.

Modern Equipment: We checked the field tools and scanning hardware each business uses on the job. Teams running up-to-date mapping systems scored higher, since better technology means tighter accuracy.

Staff Expertise: We verified the credentials and field experience of the licensed experts leading each operation. Seasoned leaders help make sure your official documentation lines up with local municipal requirements.

Finding the exact boundaries of your property can save you from massive headaches down the road, whether you’re settling a stubborn fence dispute with a neighbor or breaking ground on a brand-new build.

Pinpointing those precise lines requires a mix of specialized field expertise and deep municipal knowledge. If you want to avoid costly construction delays or legal trouble, the right team for land surveying in San Diego is your best bet to protect your investment.

We did the heavy lifting for you, digging into the local options to find the most accurate, reliable professionals who make the whole mapping process completely stress-free. Read on to know more!

Kicking off a major home addition or sorting out a boundary dispute goes a lot smoother when your expert brings over twenty years of local experience to your plot.

Sawyer Land Surveying is fully owned and run by Matt Sawyer, a Professional Land Surveyor who personally oversees every project from start to finish.

When I called him to ask about mapping an old residential lot, his deep grasp of local neighborhood property lines was genuinely reassuring.

Because the firm focuses entirely on land mapping rather than splitting time between mapping and engineering tasks, you get a high level of specialized accuracy. That single-minded focus really shows in the detail of the final survey.

Just keep in mind this is a very small operation. That naturally limits how many large commercial jobs they can take on at once, and busy stretches can mean a bit of a wait.

Pros

  • Focused entirely on land surveying
  • Fully insured business operations
  • Owner has twenty years of experience
  • Top-of-the-line office gear

Cons

  • Limited large job capacity

Couldn’t be happier

I couldn’t be happier with the service I received. Matt was professional, punctual, and clearly very knowledgeable about his work. He took the time to explain each step of the process, answered all my questions, and made sure I fully understood the results. The survey was completed quickly, accurately, and at a fair price.

Recommended

I found Matt while I was searching online for a land surveyor to do a survey on an old property that I recently purchased. I was a bit cautious at the beginning since he didn’t come through a referral. But it turned out to be one of my best decisions. Matt conducted a corner record and topo survey for me. I had the best experience working with him. He was very professional and easy to work with. Great communication. And always deliver what he has promised on time. I would have no hesitation to recommend him to anyone.

2. Omega Land Surveying, Inc.

Address: 4320 Viewridge Ave., Suite C

Contact: (858) 634-2085

Hours: By appointment

Handling a technical construction layout calls for a team that knows exactly how to map out complex terrain.

Omega Land Surveying was originally formed to support an engineering firm, so they specialize in technical boundary work, topographic scans, and construction staking.

They also handle underground utility locating, which prevents dangerous and costly digging mistakes on complex builds.

Many top commercial real estate companies in San Diego rely on this kind of technical layout planning to keep major investments moving safely.

On top of that, they handle Accessory Dwelling Unit (ADU) surveys for homeowners looking to expand. That flexibility makes them useful well beyond big infrastructure work.

But because they focus so heavily on large commercial infrastructure, a simple backyard boundary check may sit behind bigger developments in the queue.

Also, the information on their office hours varies, so you’ll need to call ahead to set an appointment.

Pros

  • Complex underground utility locating
  • Specialized ADU survey options
  • Detailed construction staking expertise
  • Comprehensive mapping techniques used

Cons

  • Prioritizes large commercial developments

Very professional

As a G.C in Orange County and the L.A area . (NBK Co). I hired Omega Land Surveying. To set property boundaries for my projects. The guys are very professional in the work they performed. I highly recommend all developers and G.C to use there services.

Highly recommend

Omega Land Surveying was fast with a proposal and to complete the project (boundary survey). They even sent someone back out a second time to make sure they had all the measurements and images needed for our exhibit. Highly recommend

3. Pacific Coast Land Surveys

Areas Served: San Diego

Contact: (619) 980-9592

Hours: Monday-Friday, 8:00 AM – 4:00 PM

Finding a straightforward, budget-friendly lot line check becomes much easier when you work with a community-minded crew.

Pacific Coast Land Surveys started as a family business to teach the trade to the owners’ teenage sons. Now, they specialize in custom residential land surveys with a competitive pricing structure designed to deliver real value to everyday homeowners.

I like how this team also leans hard into clear, open communication from start to finish. When we hired them to find our property pins last summer, the crew showed up with state-of-the-art scanning tools and walked us through the whole layout very clearly.

Just be aware that since mentoring young trainees is part of their mission, some field tasks might be handled by students still learning the ropes. That can also mean a slower pace on certain visits.

Pros

  • Custom residential survey focus
  • Highly competitive pricing structure
  • State-of-the-art scanning gear
  • Transparent client communication style

Cons

  • Fieldwork includes young trainees

Great surveyor

I have worked with Scott for over 20 years, and he is a great surveyor – professional, accurate and helpful in explaining what is needed related to surveying. He has performed boundary or property line surveys, ALTA Surveys, topographic surveys as well as preparing maps, easement dedication and vacations and other mapping processes. He meets his deadlines and budget. I would highly recommend him and Pacific Coast Land Surveys.

4. MC Geomatics, Inc

Navigating strict municipal building codes is much easier with a local crew that has spent decades working in the area.

MC Geomatics is a small, family-owned business founded in 2005, bringing nearly twenty years of deep regional mapping experience to every job.

They offer specialized Senate Bill 9 (SB-9) lot split surveys, which are a big help for property owners who want to legally subdivide their land.

This zoning know-how is why experts handling property management in San Diego often reach out to them for accurate site planning and detailed mapping.

Their tight-knit structure means you get a genuinely personalized approach to customer service. With this, you only need to deal with the same small team from quote to delivery.

That said, because they operate as a small family crew, they are less suited to massive, multi-phase commercial projects that require large field teams. Big jobs with tight timelines may be a stretch for them.

Pros

  • Specialized SB-9 lot splits
  • Decades of local municipal experience
  • Comprehensive site planning options
  • Personalized family-style customer service

Cons

  • Limited crew for massive projects

Invested in the right people

I highly recommend this team and business. They were responsive and professional from the owner, to the team undertaking the survey, and the office staff who communicated consistently and clearly. They also came in at a fraction of the cost of other bids. Their on-site effort was so thorough they dug down two feet to find the original markers and saved me time and effort with the county. I don’t recommend often, but with this smaller, family owned business, you’re investing in the right people for a good outcome! Thanks, Oscar.

Our collaboration has consistently allowed us to deliver efficient, high-quality projects to our clients.

5. Aguirre & Associates Land Surveyors

aguirre-associates-land-surveyors

Website:http://aguirre-inc.com/

Address: 8363 Center Drive, Suite 5A, La Mesa

Hours: Monday-Friday, 7:00 AM – 4:30 PM

Tackling enormous infrastructure upgrades or public works projects calls for an enterprise-level firm built to meet heavy civil engineering demands.

Aguirre & Associates was founded by Mickey Aguirre in 1986, focusing on major right-of-way engineering.

It’s notable that this firm holds key certifications, including Disadvantaged Business Enterprise (DBE), Small Minority Business Enterprise (SMBE), and Small Local Business Enterprise (SLBE).

They’re well equipped for large-scale transit mapping, wastewater layouts, and highway designs, using strategic alliances to scale up capacity when a project demands it. They also hold multiple state and city contract certifications.

Their staff is deeply experienced, too, with several senior leaders bringing over 35 years of experience in the field.

But because their core focus leans toward municipal utilities and public transit work, they may not readily take on individual private homeowner surveys, especially when they’re busy. Smaller residential jobs can fall to the bottom of the list.

Pros

  • Multiple official government certifications
  • Leaders have decades of experience
  • Massive public infrastructure capacity
  • Strategic alliances for easy scaling

Cons

  • Private homeowner surveys may not be a priority
