We extensively test and research all services we review. Here's why you can trust us.

  • Advanced Diagnostics: We looked for inspectors who use highly effective tech to assess properties. Using tools like thermal imaging helps catch hidden structural issues before they become expensive repairs.

  • Real-World Experience: We prioritized companies with deep industry backgrounds and a high volume of completed site checks. Years of practical experience ensure a sharper eye for both minor and major defects.

  • Clear Reporting: Fast and easy-to-understand inspection reports are crucial during tight real estate transactions. We favored teams that provide visual and actionable documents quickly.

Getting a complete picture of a property usually means hiring a handful of different specialists. San Diego Home Inspection, Inc. changes that by operating as a true one-stop shop, and they throw in high-tech infrared camera scans with every check at no extra cost. This free thermal imaging is a massive help for catching hidden moisture behind walls.

Their crew consists of licensed general contractors who bring a serious understanding of structural systems to the table.

I spoke with a property investor who recently used their team, and they loved how the inspectors quickly spotted an insulation gap that a basic visual check completely missed.

The only real downside is their strict hands-off policy for certain areas. For safety reasons, they will not physically walk on clay or concrete tile roofs, so you might need a separate specialist if you want boots up there.

Pros

  • Free infrared and moisture testing
  • Inspectors are licensed general contractors
  • Free concrete slab level surveys
  • Bundles pool and sewer inspections

Cons

  • Will not walk on clay or concrete tile roofs

Customer Reviews

Knowledgeable and professional

San Diego Home Inspection, Inc. helped us complete the state-mandated SB 721 balcony inspections. Joe walked me through the entire process, he was knowledgeable, professional, and made sure I understood what they were evaluating and why. I received the initial feasibility study for each building in less than 48 hours. I highly recommend San Diego Home Inspection, Inc. and will be using them again in the future.

Worth the time and money

I was so happy to work with Joe at SD Home Inspection. He is very thorough during the inspection and very knowledgeable. The house I was buying had just been remodeled and Joe discovered the foundation was completely shot. I had a specialist come out and their quote was over $40K! I was ready to pull out of the deal but thankfully the seller agreed to pay for the repairs. I was able to move in after a couple months. Overall, the inspection process was easy worth the time and money.

Walking through a home evaluation can feel overwhelming for first-time buyers trying to decode technical jargon. Luckily, John Robinson’s Inspection Group focuses heavily on educating clients, treating the inspection as an active learning walkthrough rather than handing over a dense checklist.

Founder John Robinson brings serious precision to the job, drawing on his past quality assurance experience in the Marine Corps.

This attention to detail shows up in their use of drone technology and combustible gas leak detectors to sniff out hidden problems. If you’re working with an agent, their mobile-friendly reports include a very handy repair request generator to speed up negotiations.

Just keep in mind that their service territory is massive, stretching all the way across Riverside and Orange Counties. Covering such a huge footprint can sometimes lead to scheduling bottlenecks if their crew is spread out across Southern California on your requested date.

Pros

  • Uses drones and combustible gas detectors
  • Backed by military quality assurance experience
  • Generates fast repair request documents
  • Provides hands-on educational walkthroughs

Cons

  • Huge service area may cause scheduling delays

Customer Reviews

Professional and pleasant

I highly recommend John Robinson’s inspection group. John was professional and pleasant. I appreciated his care and efficiency while he did the inspection at our potential home in Bird Rock. He expertly documented the inspection with photos and informative descriptions. I appreciate how he spent time answering all of our questions.

Knowledgeable and professional

John is the best! What can I say? On time, knowledgeable, professional, extremely personable, and performed everything in one session with a full blown home inspection, sewer lateral inspection, and mold testing. As an agent, I’ve used several inspection companies and never had this type of great service. John and his company are my first pic moving forward…

Thank you for your hard work and honest results.

Hours: Monday to Friday, 8 AM–5 PM; Saturday to Sunday, 8 AM–3 PM

Language barriers should never get in the way of understanding a major property investment. The San Diego Inspectors Company tackles this head-on by being fully bilingual, which makes them incredibly accessible for Spanish-speaking clients.

They operate as a complete all-in-one service, handling everything from standard walk-throughs to specific checks like mold testing and sewer line scoping.

Every inspector is InterNACHI-certified (International Association of Certified Home Inspectors) and required to complete continuous training, ensuring they stay current with modern building practices. They also use advanced software and thermal imaging to guarantee a thorough structural assessment.

You do need to be careful with their strict logistical policies. They enforce a tough cancellation rule where you forfeit half your fee if you pull out within 24 hours, which is a real headache if escrow hits a sudden snag.

Also, their inspectors will not move furniture to access critical areas.

Pros

  • Fully bilingual in English and Spanish
  • InterNACHI certified with ongoing training
  • Handles mold testing and sewer scopes
  • Free thermal imaging on single-family homes

Cons

  • Strict 50% fee for last-minute cancellations
  • Inspectors will not move personal property

Deciphering a confusing binder is the last thing anyone wants to do after closing on a property. Sea To Sky Inspections delivers clean reports with clear annotations so you know exactly what is happening behind the walls.

They actively invite clients to tag along during the on-site assessment, which is perfect for spotting issues firsthand and asking questions.

I recently accompanied a developer on one of their walkthroughs, and it was great to see how the inspector patiently explained every structural detail. This thoroughness is super helpful if you’re planning major exterior renovations and need to consult with hardscaping contractors down the line.

That said, they’re an inspect-only firm, so you will need to find your own repair crews or landscaping services to fix any outdoor drainage issues.

Be aware that snagging a short-notice appointment can be tough since they cover a very wide geographic area. You might have to book well in advance.

Pros

  • Licensed for dedicated termite checks
  • Uses thermal cameras and moisture detectors
  • Provides fast, same-day structural reporting
  • Includes helpful repair request building tools

Cons

  • Very wide physical coverage area causes delays
  • No actual repair or remediation work offered

Customer Reviews

Extremely detailed and thorough

We had a great experience with Sea to Sky Inspection. The inspection was extremely detailed and thorough, and they took the time to explain everything clearly so we fully understood the findings. Very knowledgeable and professional throughout. We felt confident and well-informed after the inspection. Highly recommend!

Very detailed

We had Steven from Sea to Sky come out and perform a home inspection for us. He was very detailed. Walked us through his findings after his walkthrough and checks of everything. He pointed out very detailed items and also noted which items would be critical to take care.

Waiting around for an evaluation report can seriously stall your closing timeline. The Home Inspection Company solves this by often delivering their clear, reader-friendly documents the very same night.

Owner Paul Harriott is fully CREIA-certified (California Real Estate Inspection Association), so you know the boots-on-the-ground assessment is backed by verified professional know-how.

They handle everything from checking the main foundation to testing individual smoke detectors. They also make a big point about being incredibly approachable, happily answering any follow-up questions without making you feel rushed.

However, since this is an owner-operated outfit relying primarily on one main inspector, the actual on-site pacing can take a bit longer on large properties.

You also might run into scheduling bottlenecks during peak real estate seasons, making it difficult to secure a last-minute booking if you’re in a rush.

Pros

  • Fully CREIA-certified professional expertise
  • Delivers reports within 24 hours
  • Assesses major foundation and roof systems
  • Offers discounts for military members

Cons

  • Solo inspector means longer on-site visits
  • Short-notice bookings are difficult to secure

Customer Reviews

Incredibly thorough and on time

We used Paul for a recent home inspection. His prices were very fair and he was incredibly thorough and on time. He delivered the report the same day of the inspection. He noted obvious stuff like the absence of smoke alarms, but also more subtle things like the absence of P-traps under some of the sinks and drawers not closing flush with the cabinets.

Thorough, responsive, and knowledgeable

I recommend Paul to all of my clients. He is thorough, responsive and knowledgeable. He just caught a major issue on an inspection for one of my clients that could have cost them hundreds of thousands of dollars down the line. It wasn’t something that every inspector would have necessarily noticed and/or addressed at length with the buyers. Very grateful for Paul and his expertise!
